Mortgage Wizard is a wonderful program I use all the time. It is especially useful for calculating the benefits of paying off your loan more quickly. Run the program and SETUP will explode all the files you need. This is a shareware program but if you think it is valuable, please send $19 to the developer who's address is in the license file.

You've seen the worksheets in the book. Now you can download them and use them yourself. All are Excel spreadsheets which will work with Windows 3.1, 95, and 98 versions of Excel.

Qualify.xls - the General Purpose Worksheet. This is so much more useful than the available standalone programs which give you an answer to just one question. Most people want to compare various alternatives and this worksheet allows you to do just that. For example, you can:

    • Check out qualifying as you increase home value
    • Check out the impact of varying the loan amount
    • Compare different loan programs with different interest rates
    • Do accurate refinance calculations

Discount.xls - This is the worksheet you use to compare different rates versus fee alternatives. Fill in the rate sheet information from your lender and it calculates the breakeven periods, just like in the book. It even graphs the results for you.

Amort.xls - A simple amortization table. Mortgage Wizard produces one too, but this is useful if you want to see the effect of increasing your payments a step at a time in future years.

Arm-comp.xls - This is a useful table for collecting rate information from lenders on the carious ARM programs.

15year.xls - This worksheet shows how to calculate the rewards of a 15 year loan, far more than you think it is! Typical returns are greater than a 15% return on investment. Be to use the same points for each alternative.

Termwrks.xls - Calculates the marginal benefit of one loan term versus another, such as a 5/1 ARM versus a 7/1 ARM.
